Description:
Discussions will focus on what Brokers and Owners need to know to evaluate the risks and rewards of the various construction project delivery methods such as Lump Sum Design-Bid-Build, CM-at-Risk under a Guaranteed Maximum Price (GMP), Design-Build and Integrated Project Delivery.

The presentation will also evaluate the key components of a General Contractor’s fee proposal, identifying and differentiating between the cost of the work, allowances, contingency, general conditions (direct project reimbursable expenses and staffing costs), overhead and profit.

Learning Objectives:Upon completion, participants will be able to:
1. Examine risks and rewards associated with various construction delivery methods
2. Scrutinize how contract terms and conditions vary between different delivery methods
3. Identify project cost components (direct costs, labor, materials, fees)
4. Analyze how general conditions impact builder profit
5. Apply overhead multipliers to determine fully burdened costs and direct personnel expense
6. Identify contractor profit centers beyond base fees
